About Sevindikli

Sevindikli is a neighbourhood in the Taşköprü area within the Gebze–Körfez–Derince triangle, part of the Körfez district of Kocaeli. Largely preserving its natural setting, the area has become a focus of interest for land and field investors in recent years alongside transport investments.

After the Kuzey Marmara Otoyolu (KMO) came into service, interest in land and fields in and around Körfez increased markedly. The shorter travel time to İstanbul and the spread of İstanbul's industry towards Kocaeli have, in recent years, at times driven annual value increases in the region to around 25%.

The prominent parcel type in the area is road-front agricultural land and zoning-prospect plots. Affordable entry prices make Sevindikli attractive both for first-time investors and for those looking to grow their portfolio.

Location and Access

Thanks to its location near the Kuzey Marmara Otoyolu toll gates and connection roads, Sevindikli eases travel between İstanbul and central Kocaeli. Access to main arteries such as the TEM and D-100 makes the area suitable for both daily use and weekend investment.

Neighbourhood and ring roads ease parcel access; road-front land is among the area's most sought-after assets.

Land Structure and Parcel Profile

The area combines fertile land suitable for farming and livestock with zoning-prospect plots. Parcel sizes vary to suit different investment budgets.

The most critical points for investors are road frontage, title-deed designation and the area's zoning/development plans.

Investment Potential and Value Growth

Its position along the Kuzey Marmara Otoyolu corridor has placed Sevindikli among the areas expected to see medium- and long-term value growth. The spread of İstanbul's industry towards Kocaeli keeps land demand in the surroundings buoyant.

Before investing, it is advisable to verify the title-deed designation, zoning status, road frontage and any SİT/forest/water-basin records with the relevant institutions (Land Registry, Municipality, TKGM parcel inquiry), and to inspect the parcel on site where possible.

Investment note

In Sevindikli, road-front and zoning-prospect parcels carry strong medium-to-long-term value-growth potential thanks to their proximity to motorway connections. The right location and a clean title deed should be prioritised.
